DELEGÅRDEN – Et byhus på Damsgård med fokus på deling!
Delegården er et nytt boligkonsept i Damsgårdsveien 87 med fokus på deling. Prosjektet er et pilotprosjekt som tester ut varierte nøkkelgrenser og graden av deling i boligsammenheng.
Prosjektet utvikles av Kaleidoscope for boligutvikler BOB, og søker en variert beboersammensetning med en miks av eldre, barnefamilier og yngre førstegangsetablerere.
Delegården skal være et byhus. Byggets første etasje vil ha en utadrettet profil med fellesfunksjoner som inviterer folk inn. Her er det nabolagsbar, et pop-up lokale, sauna og vaskeri, som vil være tilgjengelig for beboere, nabolaget og offentligheten for øvrig. Fellesarealene bidrar til å bringe liv til gaten, og det urbane bygulvet strekker seg inn i bygningen som en invitasjon til nabolaget om å delta i aktiviteter inne som ute.
En tydelig hovedinngang til boligdelen gir beboere tilgang videre inn i bygget. Rundt trappekjernen vokser stammen av interne fellesrom oppover i etasjene, og fellesrommene er alltid koblet til fasade og dagslys. En felles takterrasse gir fine solforhold med utsikt mot sjøen og fjellene, og tilbyr gode sosiale uteoppholdssoner for store og små forsamlinger. Her er det parsellhager og frukttrær, samt en felles varmestue utstyrt med kjøkken som kan brukes sommer som vinter. Bygget på seks etasjer har 4-5 private boenheter per etasje. Konstruksjonen er inndelt etter en gridstruktur som gir stor grad av fleksibilitet i organiseringen av leiligheter, og muliggjør fremtidig omkonfigurering etter behov.
Delegården er planlagt med et ombruksmaterialer i fasade og utegulv. Fasaden er tegnet i ombrukstegl med et konsept som tar høyde for at teglen kan komme i ulike størrelser, farger og typer. Hvert parti legges suksessivt i bånd oppover, og vil gi et spennende arkitektonisk uttrykk med horisontale inndelinger i ulike mønstre og kulører. Ombruksteglen vil også gi en vakker, rustikk patina og et naturlig fargespill.
Alle fellesarealer i bygningen har buede vinduer, og slik kommuniseres bygningens funksjoner utad ved hjelp av arkitektoniske element. Bueelementet bidrar samtidig til et selvbærende system over vinduene. Teglen og bueformen bringer en egen identitet til Damsgård som henter inspirasjon fra historiske teglbygninger i nabolaget, som Fabrikkbygningen til Bergen Blikktrykkeri ved Fløttmannsplassen, og det gamle Jernstøperiet som er Delegårdens nærmeste nabo. Også bygulvet og takterrassen er planlagt i ombrukstegl for å undersøke teglsteinens mange kvaliteter som oppsirkulert materiale.
Ombruk av bygningsmaterialer, deleprinsipper og Delegården som offentlig tilgjengelig byhus skal bidra til sosial og sirkulærøkonomisk innovasjon på Damsgård. Bygget skal romme hele det sosiale spekteret fra det private soverommet til den offentlige nabolagspuben, samt legge til rette for aktivitet og arbeid slik at alle skal kunne finne sin plass og bidra til fellesskapet på en meningsfull måte. Arkitekturen skal fasilitere dette og være et praktisk og strategisk verktøy for økt livskvalitet og helse. Naturlige og gjenkjennbare materialer vil bidra til særegenhet og være en identitetsskapende faktor for beboerne og nabolaget.

DELEGÅRDEN is a new housing concept at Damsgård in Bergen with a focus on sharing. The project is a pilot project that tests different degrees of sharing in a housing context, developed by Kaleidoscope for the local housing developer BOB. The project is looking for a varied resident composition with a mix of seniors, families with children, and younger first-time buyers.
Delegården is planned to be a “CityHouse”. The ground floor of the building will have an open profile with common functions that invite people in. Here is the neighborhood bar, a pop-up space, sauna and a laundromat, which will be available to residents, the neighborhood and the public in general. The common areas will help to bring life to the street outside, and the urban city floor extends into the building as an invitation to the neighborhood to participate in activities both outside and inside.
A clear main entrance to the residential part gives residents access further into the building. Around the stairwell, there are internal shared spaces on each floor, which are always connected to the facade to receive daylight. A common roof terrace provides good sun conditions with views of the sea and the mountains, and offers social outdoor areas for large and small gatherings. Here there are allotment gardens and fruit trees, as well as a common heated space equipped with a small kitchen that can be used in summer and winter. The building has six floors with 4-5 private living units per floor. The construction is divided according to a grid structure that provides a great degree of flexibility in the organization of apartments, and enables future reconfiguration.
Delegården is planned with a concept of reused materials in the facade and outdoor paving. The facade is designed in recycled brick with a concept that takes into account that the brick can come in different sizes, colors and types. Each batch is laid successively upwards, giving an interesting architectural expression with horizontal divisions in different patterns and colors. The reused tile will also give a beautiful, rustic patina.
All shared areas in the building are communicated outwards with arched windows in the facade. The segmental arch also provide with self-support. The re-used brick and the arched windows will bring a unique identity to Damsgård, which draws inspiration from historic brick buildings in the neighborhood. The urban floor and the roof terrace are also planned in reused brick, to investigate the brick's many qualities as recycled material.
Reuse of building materials, sharing principles and Delegården as a publicly accessible “CityHouse” will contribute to social and circular economic innovation at Damsgård. The building will accommodate the entire social spectrum from the private bedroom to the public neighborhood pub, as well as facilitate activity and work so that everyone can find their place and contribute to the community in a meaningful way. The architecture will facilitate this and be a practical and strategic tool for increased quality of life and health. Natural and recognizable materials will contribute to uniqueness and be an identity-creating factor for the residents and the neighborhood.
